Presentation 

Make sure to present your property well to maximise your potential selling price. Don’t underestimate the difference a well presented property will make to the sale price you will achieve .Good presentation of your property does not always require a lot of money nor effort to make it more appealing to buyers. For example;

  •  Check the condition of the floor coverings. Does the carpet need cleaning? Do the floorboards need to be polished? Clean & freshen up these areas.
  •    Have a good walk around your property and pretend you are a buyer .Look at your property from a buyer’s perspective. Make notes, make repairs....

  • Are there any doors, drawers or windows that are sticking or will not open?

  • Can you smell any animal, cigarette or cooking smells? Remove all animals for all inspections.

  • Check for clutter. Sometimes this can make a room look much smaller than it actually is. Consider placing excess belongings in storage during the sale process.  

  • Stand at the front of your property and see what its street appeal is. Make changes where necessary. Usually a good clean up of the yard or a few paint touch ups or straightening /placement of plants ect. Is better than not at all.

  •   A property stylist may be engaged to assist you with enhancing the features of your home. We can put you in touch with someone to do this. A stylist will charge a fee.

Remember that first impressions are so important and lasting. A well presented property will give you the advantage of not only achieving a higher sale price, but also selling the property more quickly.

 

Timing

To sell a property that is accurately priced usually requires between two to six weeks, but this can be variable depending on the market at the time. Prior to placing your property on the market, you would need to allow an extra two weeks for the preparation of the property and the marketing material.

It is important to remember that your property cannot be marketed without a Contract of Sale, for this you need to consult your Solicitor or Conveyancer.
